Well, we’ve been spending a lot of time lately looking for good deals around Boulder County. We’re working with a few buyers who are looking for affordable properties that are priced below market, need a little fix up, etc. Trying to find something in Boulder in the $300,000 price range that doesn’t have structural issues or isn’t on Moorehead Ave. backing to Highway 36 is a challenge.
Here’s the pick of the litter. It’s a little brick ranch in Table Mesa on Case Circle across from King Soopers, priced at $320,000.
This house is in nice shape and check out the views from the backyard! In case you don’t know, virtually nothing sells in Table Mesa for under $350,000 even if it’s in terrible shape. Doing a search of detached houses that have sold in the last 3 years on the West side of Broadway in Table Mesa, the cheapest one was $325,000. The next one was $342,000.
But seriously, this is a good deal. West side of Broadway, walk to Kings Soopers, Cafe Sole and hiking. Bike or bus to work. We think it hasn’t sold because the property owner did an inspection when she bought it that revealed there was asbestos in the drywall and they revealed that information in the mls ad. Of course, half the houses built in the 50s, 60s and 70s in Boulder have the same drywall composition. It’s just that most people aren’t aware of it. So there’s no difference between this house and my house or probably your house from that standpoint. I’ll talk about asbestos and lead paint in another blog post.
Another consideration for this house and location is the development potential. It’s very common to pop the top in houses like this in Table Mesa. This would serve both to increase the living space and the property value. Popping the top in this situation would provide a good return on your investment.
